Hoarding cleanout in Golden Valley, AZ
Get the rooms back one at a time, with Brandon doing the hauling in Golden Valley.
A hoarding cleanout in Golden Valley is Brandon Woodhouse emptying a house that filled up over years, room by room. Brandon runs B&H Junk Removal, and he covers the whole Mohave County. The call usually comes from a family member or a property manager, and sometimes from the homeowner himself. Text a photo to (559) 479-1199. What sets this job apart from the others here is depth: there is no clear floor to start from, so the first thing out is whatever blocks the path from the back room to the door.
The calls come from a few places. An adult son or daughter who flew in to deal with a parent's house. A landlord who opened a door after a tenant moved out and left the place full. A property manager who needs a unit empty before a painter can get in. Brandon prices the job, answers the phone and does the hauling himself, so the person who quotes the house is the one carrying the boxes out of it. Nobody has to describe the inside of the place twice.
Nothing needs moving out to the driveway ahead of him. Brandon takes it from where it sits, off the closet floor or down the back hall. Most of what comes out is ordinary: clothes in grocery bags, newspaper in columns against a wall, boxes packed past the flaps, a couch nobody has sat on in years. A hoarding cleanout is the whole-house version of a garage cleanout, where one room holds the pile. He hauls in a pickup truck with a trailer.

What comes out of a hoarded house
The pile is rarely one thing. Clothes in bags, bins of paperwork, a dresser with its drawers stuck shut, a bed frame standing behind the door. Kitchens come out as boxes of dishes and small appliances. Closets come out in armloads, hangers and all. Bedrooms give up old mattresses and furniture that broke years ago and stayed where it broke. Paper and fabric make up a lot of it, so the loads run bulky more than heavy. A garage or a shed on the same property often holds the overflow. The first load is mostly about opening a lane wide enough to carry a dresser through.
Where a houseful ends up
Donation goes first. The clean clothes, the dishes, the lamp that still works, the chair that survived the stack go to a donation center. A box of plates in good shape is worth setting aside even when the room around it is a loss. Metal and cardboard get recycled where it can be. The rest is real trash and it goes to the landfill, and on this job that is most of it, because paper that sat damp for years and a dresser with a broken frame are not donation goods. The guide to what goes on the truck walks through it item by item.
What a hoarding cleanout costs
Send photos of the rooms. Brandon looks at them and gives one number for the whole job, and the minimum on any job is $250. Photos of a packed house are hard to shoot, so send more of them: one from each doorway, plus the garage and any shed that is part of the job. If a room is too full to photograph from the doorway, say that in the text. Text a photo to (559) 479-1199.
What he leaves behind on a hoarding job
A hoarded house tends to hold the things he has to leave behind. Paint, solvents and thinners, and the household chemicals under the sink. Propane tanks and any pressurized cylinder turn up in the back of a stuffed closet or out in the shed, patio and camping ones included. Fuel cans, motor oil and antifreeze come out from under a workbench nobody has reached in years, and they stay put. Car batteries too, and anything still holding liquid. Pool and spa chemicals are household hazardous waste. Where asbestos is possible, the material stays untouched and a licensed abatement contractor is called. An appliance still connected to gas, water or power has to be disconnected before it can go on the truck. Anything the transfer station will not take, he cannot take either, so ask him and he will check.
How he works a full house
He starts at the door closest to where the truck can sit and works inward. Bags and boxes go out first. The big pieces come out by hand once there is a lane for them. Where the truck can sit matters as much as the house does. A drive he can back into keeps the carry short, and a long walk from the street makes every armload longer. Stairs are part of it. He carries past the landing. A property manager can book it the same way. Text a photo to (559) 479-1199.
Hoarding cleanouts across Mohave County
Brandon is based in Golden Valley, so a Golden Valley house is the short run. The county is wide, though. Kingman and Bullhead City are regular stops, along with Fort Mohave, Mohave Valley, Lake Havasu City, Laughlin in Nevada and Dolan Springs. The smaller places count too: Valle Vista, Chloride, Oatman, Yucca and White Hills. A packed house out by White Hills or up in Dolan Springs means a longer drive out and back than one off a street in Golden Valley, so a big cleanout out there gets planned differently. Hours are Monday through Saturday, 7 to 5, with Sunday closed. Here is the full list of towns he hauls out of.
