Brandon Woodhouse runs the rental property cleanout work at B&H Junk Removal, and he covers Golden Valley and the rest of Mohave County himself. A tenant moves out and leaves furniture, bagged clothes, kitchen boxes and garage junk behind, and the unit has to be empty before anyone can clean it up and show it. Brandon prices the load from a picture, carries it out of the unit and hauls it off in his pickup truck with a trailer. Text a photo to (559) 479-1199. What sets this one apart is the deadline sitting on it: the next tenant or the walkthrough is already on the calendar.

Landlords and property managers call for this work, and sometimes the tenant's family after a bad move. A garage cleanout is one room. A rental turnover is a whole unit of things nobody wants, on a clock. Brandon does not sort it for sentiment. He asks what stays, takes the rest, and leaves the floor clear. When a landlord is unsure about one item in the unit, the rundown of what Brandon loads and what he leaves settles it before he drives out.

Brandon prices the unit and loads it himself, so a landlord is not passed from an estimator to a crew. There is no crew to schedule around and no office standing between a manager and the truck. Turnovers get scheduled inside his hours, 7 to 5 Monday through Saturday, with nothing on Sunday. Pictures of each room help, and the garage and the back patio matter as much as the living room, because that is where the leftovers usually sit. Email works too, at bhjunk2011@gmail.com, if a manager would rather attach photos to a message.

From the full list of what goes on the truck: landlords and business cleanouts.

What a tenant leaves behind

A rental turnover pile has a shape to it. The couch that was too heavy to move twice. A mattress and box spring left in the back bedroom. Bags of clothes in a closet, a kitchen table with one bad leg, and whatever got stacked in the garage the day the keys came back. Out back there is usually a grill and a couple of plastic chairs.

An estate cleanout moves at a different speed, because somebody there is still deciding what to keep. Nobody at a rental is deciding. The landlord wants the unit empty so the carpet guy and the painter can get in. Brandon loads what gets pointed out and leaves the rooms clear.

How Brandon clears a unit

He starts at the far room and works toward the door, so nothing gets carried twice. An upstairs unit takes longer, because the couch and the mattress each come down the stairs on their own trip and the landing usually has a turn in it. A landlord does not need to stage anything by the street ahead of him. The top closet shelf and the back corner of the pantry both get emptied right where they sit.

A manager who cannot be there can give him the gate code and the lockbox number over the phone, and since Brandon takes the calls himself there is nothing to relay through an office. Units on a shared carport or off a back alley do not leave much room to back in, so the pickup truck with a trailer sits wherever it fits and the load gets walked out the rest of the way.

What a unit costs to empty

The minimum is $250. Brandon prices the unit from a photo, so nobody has to meet him at the property for an estimate first. Photos of the bedrooms, the garage and the back patio are enough for him to quote the turnover as one number. If a landlord is putting a turnover budget together, the guide to what junk removal costs in Golden Valley goes through the photo quote in more detail. Text a photo to (559) 479-1199.

What stays behind on a turnover

Tenants leave chemicals. That is the one constant. Brandon cannot take paint, solvents, thinners or the household chemicals under the sink, and motor oil, antifreeze and fuel cans out of the garage stay as well. Propane tanks stay too, the grill tank on the patio and the little camping cylinders both, along with anything else pressurized. Car batteries are off the truck, and so is anything still holding liquid. Pool and spa chemicals at a rental with a pool count as household hazardous waste.

A fridge or a washer still hooked to gas, water or power needs disconnecting before it goes. Older units can hold asbestos, and that is work for a licensed abatement contractor, not for a hauler. If the transfer station turns an item away, it stays in the unit, and Brandon will look into anything a landlord is unsure about.

Where the unit's contents end up

Plenty of what comes out of a rental still has life in it. The dresser nobody wanted to move, the box of dishes in the kitchen, the kid's bike left in the carport. Brandon takes that to a donation center first, because a working item does not need to be buried. Metal and other material off the load gets recycled where it can be. The rest is honest trash, the stained mattress and the bags from the closet floor, and that goes to the landfill. Sorting matters more on a turnover than people expect, because a whole unit of furniture is a lot of material to send one direction without looking at it.

Turnovers across Mohave County

Golden Valley is home base, and the rental work runs out from there across Mohave County. The turnover job goes the same way in Kingman, Bullhead City, Fort Mohave, Mohave Valley, Lake Havasu City, Dolan Springs and Laughlin, Nevada, and in Valle Vista, Chloride, Oatman, Yucca and White Hills, which have no page of their own here. One owner covering that much ground is why the photo matters so much. He has the load figured out before he drives, rather than making one trip to look at a unit and a second to empty it. The full list of towns he hauls from covers the rest. The hours do not change with the drive: 7 to 5, Monday through Saturday, and no Sunday work.

Questions

Questions about rental property cleanout.

How much does a rental property cleanout cost?
$250 is the minimum, and Brandon prices the rest from a photo. A set of pictures of the rooms gets a landlord one number covering the whole unit.
Can Brandon work with a property manager who is not on site?
Yes. A gate code and a lockbox number over the phone are enough. The same person who priced the unit is the one carrying the couch out of it, so there is nobody else for a manager to brief.
Does the tenant's stuff need to be at the curb first?
No. Brandon goes into the back bedroom and up into the garage for it himself, and the pile can sit right where the tenant left it until he gets there.
Will he take the paint and pool chemicals a tenant left?
No. Paint, solvents and the cleaners under the kitchen sink stay in the unit, and the chlorine and spa shock out by a rental's pool stay too, since those count as household hazardous waste. Propane tanks and fuel cans are off the truck as well. For anything in between, a quick question to Brandon settles whether the transfer station will accept it.
Does he haul on Sundays for a Monday move-in?
No, Sunday is closed. Monday through Saturday he works 7 to 5. Text a photo to (559) 479-1199.
Does he clear rentals outside Golden Valley?
Yes. He takes turnover work in Kingman, Bullhead City, Fort Mohave, Mohave Valley, Lake Havasu City, Laughlin and Dolan Springs, plus smaller spots like Valle Vista, Yucca and White Hills.
