A unit sitting full is a unit not earning. Whatever the last occupants left, we clear it out so the place can be cleaned, repaired and rented again. Furniture, mattresses, whatever is in the closets and whatever is out back. You do not need to sort it first and you do not need to be there, as long as we can get in.
On an eviction, make sure you are clear to dispose of the contents before we come. That part is between you and the tenant, and it is not something we can advise on.

Common Situations
A tenant left and left things behind
The most common version of this job. We clear the unit so it can be cleaned and rented again, and you get the floor back the same visit where it is one load.
An eviction has completed
Once the legal side is finished and you are clear to remove the contents, we will come and take them. Tell us the situation when you call.
A seasonal property changing hands
A lot of the housing along the river is lived in part of the year. Contents turn over on a cycle and the furniture usually goes with it.
A property manager with more than one unit
If you have several to clear, say so when you call so we can work out the order and whether it is more than one trip.

- We give you the price before we come out
- Arrange access, we do not need you on site if somebody can let us in
- We clear it, load it and strap it down
- It goes to the transfer station, with scrap metal pulled off the load

A cleared apartment is usually one truck bed at $250. A furnished house, or a unit that has been sitting full for months, is the truck and the trailer at $500. If you have several units turning over, say so on the call and we will price them together rather than one at a time.

Anything smaller than a full truck bed is quoted. Call and describe what you have. Heavy material like broken concrete fills the bed on weight before it fills it on space, so tell us what it is and we will be straight with you about how many loads it is.

Typical Timeline
A cleared apartment is usually one load. A furnished house, or a unit that has been sitting full for a while, can run to the truck and the trailer or to a second trip, and we say which when we price it.
Where It Goes
Everything cleared from the unit goes to the transfer station. Metal furniture, bed frames and appliances are pulled off as scrap, and patio and yard waste goes into the green waste bay.

- Boxes, bags, clothing and abandoned household goods
- Patio furniture, grills and anything left outside
- Yard waste and general debris from the lot

- Paint, solvents and cleaning chemicals left in cupboards
- Propane tanks, including the ones left on a patio grill
- Asbestos and anything that may contain it
- Anything a former tenant may still have a legal claim to, which is between you and them

Do I need to be there while you clear it?
No, as long as somebody can let us in or the unit is open. Plenty of these are done with the manager meeting us at the door and going back to work.
Do I have to sort or bag anything first?
No. Leave it exactly as it is. Sorting it first does not change the price and it costs you an afternoon.
Can you clear an upstairs apartment?
Yes. We carry it down. Tell us it is upstairs when you call so we know what we are dealing with before we arrive.
Can you do more than one unit in a day?
Sometimes, depending on how full they are and how far apart they are. Tell us what you have and we will be straight about what fits.
